As a landlord I have realized that my best investment of time has been the hours dedicated to researching tenant applicants history. I usually do a little interview, a possible credit check and find court records of each person who wants to rent my apartment. This has led to me having long term, reliable tenants. The pre screening I do has saved me money in civil matter and stress that I no longer deal with because I tend to only allow tenants that meet my standards to rent my property. Thanks to the Internet, most of this information is available online and for a small fee and sometimes no fee at all.
